VVH provides comprehensive land planning and entitlements strategies and services to increase the value of our clients’ land holdings. By listening to the client’s vision and how it integrates into the community, we plan the right path forward, together, to make vision become reality. From concept to construction, VVH keeps projects moving ahead proactively. We develop a project entitlement road map and help secure the annexation, general plan amendment, rezone, specific plan, planned development, tentative or final subdivision map, conditional use permit, CEQA findings, variance, or development agreement required to add value and reduce risk for development projects. Our work during the entitlement process is focused on maximizing rights, increasing flexibility, reducing risk, and minimizing constraints. This approach can add value through faster project approvals in the design phase, higher development densities, increased developable areas, and a longer vesting period for secured development rights. And when the time comes to design the project and begin construction, we provide quality plans and documentation to secure the required permits.
